Senior / Disabled Veteran Exemptions

For those who qualify, 50% of the first $200,000 of actual value of applicant’s primary residence is exempt

Senior Exemption 

Basic Qualifications
  • Applicant must be at least 65 years old on January 1 of the year in which he or she applies
  • Applicant must have owned and occupied the property as primary residence for at least 10 consecutive years prior to January 1st of the year in which he or she applies
Exceptions 
  • The applicant doesn’t need to be the property owner as long as the ownership is in the spouse’s name, and the spouse also occupies the property
  • The qualifying senior or his/her spouse was or is confined to a health care facility
  • The applicant is the surviving spouse of a senior who met the requirements on January 1st
  • The applicant was forced to move when the prior residence was condemned in an eminent domain proceeding or the prior residence was destroyed by a natural disaster
How to Apply
  • Short Form – used when property owned under personal name
  • Long Form – used when property owned in LLC, Partnership, Trust or the Person Appling is the surviving spouse of somebody who previously qualified
  • The Assessor’s office needs to receive the application by July 15th ( we also accept late applications by August 15th with no appeal rights)
  • Application can be emailed, faxed, mailed or hand delivered to the office
  • Applicants do not need to reapply every year unless the manner in which the property is held changes – for example it is transferred from their name into a Trust

Veteran Exemption

Basic Qualifications
  • The applicant must be a veteran who sustained a service-connected disability
  • The applicant must be an honorably-discharged veteran
  • The applicant must have 100% permanent disability rating from the Federal Department of Veteran Affairs
  • The applicant must have owned and occupied the property as primary residence since January 1st of this year
Exceptions 
  • The applicant doesn’t need to be the property owner as long as the ownership is in the spouse’s name, and the spouse also occupies the property
  • The qualifying disabled veteran or his/her spouse was or is confined to a health care facility
  • The applicant was forced to move when the prior residence was condemned in an eminent domain proceeding or the prior residence was destroyed by a natural disaster
How to Apply
  • Submit an application with the Colorado Division of Veteran Affairs, postmarked no later than July 1st
